National Average YOY Increase

The most recent index released by S&P CoreLogic Case-Schiller shows that Charlotte area home prices experienced a year over year increase of 8.1% in Jan 2024.  This outpaced the national average of a 6% YOY increase.  

Year over Year price increases bottomed out at 1.7 in July of 2023, and despite some of the toughest real estate market conditions in 30 years the Charlotte area didn't experience any months in 2023 with a YOY decrease in home prices.  One interesting observation is that March 2023 - September 2023 (traditionally the most active months for transactions) saw average monthly price increases below 6%, while the winter months (traditionally as busy) all experienced gains over 6% monthly.  Much of that has to do with consistent demand and lower inventory in those months.
